Commercial Dos and Don’ts

This code of conduct has been formulated with the intention of introducing a uniform set of rules for all commercial areas to promote a convenient and sustainable commercial space in the complex. It is applicable to all entities / persons operating commercial establishments in the commercial areas of Greenage. The resident code of conduct, applicable to all residents of Greenage shall be applicable, by default, to all commercial areas.

Environment, Housekeeping & Waste Management

Dos

  1. Follow BBMP rules on solid waste management. Waste must be segregated into wet, dry and rejected waste and handed over to the facility housekeeping staff daily. Debris and large cartons must be disposed off in the designated areas in the basements directly by commercial establishments
  2. Common areas including walls, floors, pathways and roofs must be kept free of stains at all times. GOA reserves the right to arrange for cleaning at the expense of the commercial establishments.
  3. Employees must adhere to all the rules applicable to residents while in the complex. Fines may be levied as per Resident code of conduct.
  4. Commercial establishments dealing with food/medicine must conduct pest control at least once every 6 months. Preferably during non-business hours
  5. Wastewater must be disposed of properly to avoid blockages.

Donts

  1. No part of the common area should be used for commercial purposes.
  2. No objects or equipment should be kept in the common areas. No part of the common area should be used for commercial purposes.
  3. No promotional material or projections are allowed in the common areas (including walls and roof) without approval from GOA. The only exception is in front of the shop entrance.
  4. No eatables should be served or consumed in common areas, unless packed for delivery or takeaway.
  5.  No plastic bags should be used. Adhere to environmental regulations at all times.

Utilities and Fire Safety

Dos

  1. Commercial meters must be obtained from relevant authorities. GOA may disconnect illegal connections.
  2. Portable fire extinguishers must be installed at appropriate locations.
  3. Maintain AC and exhaust systems to avoid noise and inconvenience. Conduct regular maintenance checks.
  4. Flammable cylinders must be placed correctly in the ventilated areas away from heat. Do regular leak checks

Donts

  1. No fire sensors should be obstructed. No part of fire safety equipment shall be tampered with
  2. No exhaust should be let directly into common areas. If unavoidable, decorative louvres with permission are allowed.
  3. No exposed wires or other electrical safety hazards. Please ensure all electrical equipment is maintained as per the required safety standards
  4. Do not leave gas leaks unattended.

Security, Parking and Traffic Management

Dos

  1. Park only in the visitor parking area. Visitor parking spaces should be used only for short term parking needs and to load/unload goods
  2. Register all employees and vehicles via MyGate. Digital code must be shown at entry.
  3. Vehicles exclusively used for delivery by commercial areas within must also be registered and approved by GOA for parking.
  4. Maintain speed limits within 20 kmph

Donts

  1. Do not use designated residential parking spaces to park commercial vehicles.
  2. No external customers are allowed inside the complex, using guest passes – considering security concerns.
  3. No usage of Upper Basement (UB) and Lower Basement (LB). Delivery vehicles must use designated entry/exit points.
  4. Do not park your vehicles next to commercial areas. The area around commercial establishments is No Parking zone,  unless designated otherwise.

Statutory Compliance & Regulations

  1. All commercial establishments  must adhere to the local, state and national laws applicable to their business. GOA reserves the right to report any violations to the enforcement authorities
  2. Maintain valid third-party liability insurance.
  3. All commercial establishments must submit their registration, insurance and other statutory documents to GOA for records purposes.

Payments & Dues

  1. Invoices must be paid within the due date mentioned. Late payments will attract interest as per published policy. (18% per annum as of Aug 2025).
  2.  Pending dues beyond 60 days will lead to disconnection of all services provided by GOA including myGate access.

Periodic Inspection

  1. To ensure the overall safety and upkeep of the complex, GOA or its designated persons such as Estate Manager can physically inspect any commercial establishment to ensure safety, upkeep and compliance to regulatory requirements. 
  2. Non-compliance must be rectified within given timelines. Repeat offenses may lead to reporting to enforcement authorities.
